Title Insurance is not
something we are familiar with such as car, life or homeowners
insurance. In fact, the average home buyer would be at a complete
loss if asked to explain exactly what title insurance is. We just
know that in order to get a mortgage loan we have to have title
insurance, and that as the buyer we must pay for the lenders policy.
When you purchase a home, you are not really purchasing the land and the building or house. You are really purchasing the title to the property which gives you the right to occupy and use the land. But title can be limited by rights or claims others, have or will make, that would change your rights, and worse cause you a financial loss. Title insurance protects you against these type of hazards. Other insurances that you may purchase will protect against future problems and have an annual premium. Title insurance protects you against loss from hazards and defects that already exist. You pay for it once, when you buy your home. In fact an owner's title policy is in force until one year after your death, and is still in effect when you sell your property. The title insurance policy continues to protect you.

Most mortgage lenders require a title insurance policy to cover the mortgage monies they are lending. This is called the Lender's Policy. This policy only protects the lender. It is a guarantee that if some defect comes to light, perhaps a missing heir, that the title insurance company will make sure that this "claim" does not interfere with their right to collect the debt owed by you the borrower. The Owner's Policy on the other hand protects you. It seems strange that if a lender is not willing to take that risk, that in purchasing a home you would want to take such a risk. That's why we want to be your title insurance agency for life. | Most people today have a life insurance or car insurance agent. Owning a home is the biggest financial risk we take. We feel you should have a title agent as well, one that understands your need. An agent that can review with you what the land records disclosed and most of all give you the information you need to make a comfortable decision. |
