No hidden fees.   If you are considering another title or settlement agent, ask them if they have additional or hidden fees.  Also ask them if they will guarantee it will close on time...we will, or we will waive the Settlement Fee of $280.00 if the loan fails to close because The Escrow Store makes an error which causes closing to be delayed.
